Our
Valuations.
How do we determine the value of your property?
At Maison Sloane, our top priority in our relationship with clients is trust. We understand that entrusting your property to an agent can be challenging. It's natural to have questions or reservations about the feedback provided by agents.

Are they honest?
Are they just looking to sell my house quickly and cheaply?
How did they get this number?

These questions are only natural. Without trust in your agent, it can be difficult to move forward harmoniously with the sale of your property.

That's why we provide one of the most comprehensive valuations on the market for each of our potential clients. You'll receive a complete written report with all data and reasoning clearly explained.
Trust is not something we ask for; it's something we earn. Our goal is to earn yours.

Accurate valuation of your property
The process .
To value your property, we begin with a thorough analysis, or "inventory," to understand its unique characteristics and intrinsic value.

We then compare this initial figure to a market study, taking into account local historical sales and cross-referencing it with the number of buyer inquiries.

By combining these elements, we can refine the initial valuation, ensuring your property is priced accurately and fairly.

Determining the
intrinsic value
The first stage of our real estate valuation begins with a visit to your property by either Sebastian or Océane. During this visit, all relevant information about your property is recorded in our internal software, facilitating a complete and objective valuation.

Some of the criteria considered during this initial visit include:

-
The size of the property and the size of the land,
-
The configuration of the property, the number and type of rooms,
-
The general condition of all surfaces,
-
The list of equipment and their condition,
-
The environmental context: including the property's situation and location
-
The orientation of the property,
-
The presence or absence of outdoor spaces,
-
The condition of the common areas, the residence or the building.

In addition to these criteria, we take into account the floorplans, measurements, cadastral plans, diagnostics, and the DPE if they are available.

Once this information is gathered, we get an overview of your property. Our internal software allows us to cross-reference this data to generate an initial figure. This figure is then compared with various studies, allowing us to arrive at the recommended selling price for your property.
Comparative
Analysis
We understand that the value of your property is more than just a number; it embodies the dynamics of the real estate market. Through comparative analysis, we carefully examine properties with similar characteristics in your neighborhood to provide an estimate that aligns with current market trends.

Your property is unique, and our approach reflects that. We collect data on comparable properties, making adjustments for differences in surface area, condition, and specific features. This personalised method offers a nuanced valuation that accurately captures the essence of your property within its market context.

Understanding the value of your property requires transparency and trust. Our benchmarking analysis refines the valuation process by clearly explaining how your property compares to others. This fosters confidence, ensuring that your property's value is anchored in a thorough examination of its unique characteristics and broader market trends.
Analysis of
historical prices
In addition to comparative market analysis, it is essential to examine the history of recently sold properties in the area . This study takes into account the most recent statistics related to the property market, which gives us an overview of price developments.
This in-depth understanding of trends allows us to wisely adjust the future sale price of your property, ensuring an accurate valuation based on the current property market context .
