Among the steps not to forget are, of course, the mandatory real estate diagnostics report. And here’s the good news: one of them, often overlooked, can be done by yourself, for free, in just a few minutes!
It’s called the State of Risks and Pollution (ERP), previously known as ERNMT or ESRIS.
To complete it, there’s no need for an appointment or an expert: all you need is a computer with an internet connection.

Why It Matters
When you sell or rent a property, you are legally required to provide the buyer or tenant with a document informing them of the risks the property may face: natural hazards, technological risks, soil pollution, radon, etc. It’s a real transparency requirement.
The best part? You can do it yourself, free of charge, often in just 5 minutes. Yes, really.
What This Document Includes
The ERP lists several types of risks, which is extremely useful for a smooth transaction:
Natural risks: floods, landslides, forest fires, underground cavities…
Technological and industrial risks: polluted sites (BASOL, etc.), classified factories, pipelines carrying hazardous materials…
Seismic risks, radon, public utility easements.
All information comes from official databases (BRGM, IGN, government platforms…).

Yes, the ERP can be completed for free (via the official government tool) by the seller themselves.
Simply enter the property address (or cadastral reference), fill in a few fields, and download the PDF.

How to Do It (Step by Step)
Go to the official GeoRisques platform: errial.georisques.gouv.fr
Enter the property address or, if needed, the cadastral section/parcel.
The tool automatically generates the risk zones (flooding, seismic activity, pollution, etc.) and allows you to download the ERP PDF.
Make sure the ERP date is less than 6 months old at the time of signing the sale or lease agreement.
Attach this document to your deed (sale/rental) and keep a copy for your records.
Important Things to Remember
The ERP does not replace other mandatory reports (asbestos, lead, termites, etc.). It has its own specific purpose.
Even though it’s free, the responsibility remains yours as the seller/landlord: missing or incorrect information can block the transaction or engage your liability.
If you are in the middle of a sale, make sure to complete this before signing the preliminary agreement or deed: the ERP must be provided at the first visit or at least before the official signing.
