Description.

Just 45 minutes from Toulouse and its international airport in Blagnac, this exceptional estate unfolds over 9 hectares of magnificent grounds. The parkland features open meadows, beautifully maintained woodland, and centuries-old trees aged over 150 years. The property is further enhanced by two tennis courts, a large swimming pool, a volleyball court, woodland play areas, a guest house with pool house, and a storage outbuilding exceeding 100 sqm.

Originally constructed in the early 19th century using the iconic pink terracotta brick typical of Toulouse, the château served as a private family residence until 1990, when it was converted into a boarding school. While adapted to accommodate modern use, the property has retained its authentic character, with original furnishings, artworks, and an exceptional landscaped setting that preserves its historic charm.

The château benefits from an ERP (Établissement Recevant du Public) classification, allowing for immediate use as an event or hospitality venue. Retreats, weddings, seminars, and similar activities can be hosted with only minor administrative adjustments, as accessibility (PMR), electrical compliance, and fire safety systems are already in place.

The estate can be – and is currently – offered fully furnished, including professional-grade kitchen equipment and industrial laundry facilities, allowing for immediate operational use.

Built in 1820 by Jules de Rességuier, Château Sauveterre embodies the elegance of 19th-century Occitanie. A local aristocrat, former cavalry officer, and later member of the Council of State in Paris, Jules de Rességuier also distinguished himself as a poet of the Romantic movement. A member of the Académie des Jeux Floraux in Toulouse, he corresponded with leading literary figures of his time, including Victor Hugo, Lamartine, and Alfred de Vigny, lending the château a rare cultural and intellectual dimension.

Plans.

Main building

The ground floor retains many original features, including two adjoining living rooms with French doors opening onto a wraparound gravel terrace, offering breathtaking south-facing views of the Pyrenees. It also includes two dining rooms, a fully equipped professional kitchen with a cold room, and a staff apartment.

The first floor offers 12 bedrooms and 2 shared bathrooms.

On the second floor is a modern 3-bedroom apartment.

Secondary building / Former stables

This building opens onto a large common room/games room which provides access to two classrooms and a spacious communal bathroom. It also includes a large changing room and a fully equipped professional laundry room with dryers and industrial machines that can accommodate up to 70 people.

On the first floor, there are 7 bedrooms, 2 staff apartments (one with 3 bedrooms, the other with 1 bedroom), as well as an additional classroom.

Location.

Located in the heart of the Gers region, in a hilly landscape typical of Gascony, the Sauveterre area offers an authentic, peaceful way of life deeply rooted in nature. Here, time seems to slow down, in rhythm with the seasons, farmers' markets, and local traditions. The surrounding villages charm visitors with their understated elegance, ancient stone buildings, fortified towns, and the warm atmosphere characteristic of Southwest France, where conviviality and quality of life are taken for granted.

One of Sauveterre's greatest assets lies in its balance between rural tranquility and accessibility. Toulouse is about 45 minutes away, providing easy access to its international airport, cultural facilities, and vibrant economy, while offering a significantly more peaceful lifestyle. The Pyrenees are never far away, offering opportunities for regular mountain getaways, whether for hiking, skiing, or simply admiring the scenery. The Atlantic and Mediterranean are also easily accessible for long weekends, further enhancing the region's appeal.

Nestled between rolling hills, cultivated fields, forests, and sweeping panoramas, the Sauveterre area perfectly embodies the spirit of the Gers – a preserved, luminous, and peaceful region. It's an ideal location for those seeking space, tranquility, and authenticity, without sacrificing proximity to major roads and the urban centers of Southwest France.
