Description.

Nestled in a protected environment, just 20 minutes from Agen train station, the Domaine de Lajoannenque reveals a rare property steeped in history and character. Formerly the fiefdom of the de Lafitte family between 1666 and 1916, influential local figures and winemaking pioneers, this estate now presents a unique opportunity: to complete a renovation already well underway, according to your own vision.

Behind its perfectly balanced facade, the manor house stands elegantly, surrounded by its stone outbuildings and structured gardens. The approach is gentle, through a circular courtyard, a wooded park, and an immediate feeling of space and calm.

Completely redesigned over the past 15 years by its owner, a Parisian interior designer, the residence has benefited from extensive work that blends respect for its authenticity with a masterful use of space. Some areas remain unfinished, offering valuable freedom to create a project that reflects your personal style.

The exterior naturally extends the elegance of the buildings, with a gently curving landscaped park, a central courtyard harmoniously structuring the buildings, a plot suitable for a swimming pool, two wells, and ample parking for eight or more vehicles; the property also benefits from a double entrance with electric gates, offering both practicality and privacy.

The main house – 630 m² of living space

From the moment you enter, the volumes are impressive – high ceilings, through views, omnipresent light.

The reception rooms flow seamlessly into one another, each with a strong identity:

– A main living room of approximately 50 m², facing due south, bathed in natural light
– A double living room of 77 m² facing Northeast, more intimate, with contrasting atmospheres
– A third living room with a fireplace

Some rooms reveal a true decorative signature: wood paneling on the walls, herringbone parquet flooring, and ornate picture frames. Elsewhere, the spaces open up more, letting in light through large windows with views of the park.

The house thus alternates between characterful rooms with enveloping atmospheres – dressed walls, deep tones, built-in furniture – and more open spaces, almost contemporary in their perception, where light and volumes take precedence.

The kitchen, along with its back kitchen, still needs to be structured according to future uses. The dining room, located in a former laundry room, reflects this gradual transformation of the space.

The ground floor also houses:

– A bedroom with a bathroom
– A second bedroom accessible to people with reduced mobility, with a toilet
– Several generous circulation spaces, allowing for different living configurations

Everywhere, the old elements are present: fireplaces, cast iron radiators, period woodwork, which interact with the more recent interventions.

Plans.

Upstairs – volumes and atmospheres

The upper floor continues this impression of space and potential:

– Four remarkably spacious bedrooms, some bathed in southern light
– A bathroom with a bathtub and toilet
– A bedroom with a shower area
– Several rooms whose finishing touches still need to be completed

Some rooms already offer very distinctive atmospheres – patinated walls, large openings, unobstructed views – while others remain deliberately raw, ready to be reinterpreted.

The attic, which is insulated, remains fully convertible.

Outbuildings and grounds – a veritable estate

Around the courtyard, the estate takes on its full scale.

The stone outbuildings, with their exposed beams and impressive volumes, offer considerable potential:

– Two barns
– A double-entrance stable
– A large wing of workshops
– A chapel in need of renovation

Some spaces, currently unfinished, impress with their height, solid wood structures, and untouched authenticity. They can become artists' studios, reception areas, or even additional living spaces.

The whole thing represents approximately 600 m² of additional space, to be structured according to the project.

Location.

Just a few minutes away, Astaffort offers all the essential daily amenities: bars, restaurants, local shops, and supermarkets, all easily accessible. This typical Lot-et-Garonne village maintains a vibrant local life, with a thriving commercial sector and a manageable size. Agen, in the immediate vicinity, naturally complements this area with its schools, administrative services, sports facilities, and train station connecting to major national lines.

Ideally located in the Southwest, Domaine de Lajoannenque enjoys a peaceful yet convenient location. Approximately 15 minutes from Agen, the property offers quick access to major infrastructure as well as the A62 motorway (Bordeaux-Toulouse axis), itself about 15 minutes away. This location puts Toulouse about 1 hour 15 minutes away, Montauban just over an hour, and Bordeaux 1 hour 30 minutes to 2 hours, facilitating regular travel while maintaining a rural and open lifestyle.

The area lies within a broader agricultural and hilly region, characterized by the landscapes of southwestern France – fields, woodlands, gentle slopes, and open views. The area remains sparsely populated, contributing to a sense of space and tranquility, while still being structured by a network of villages and small towns. It also boasts a discreet but consistent cultural and tourist offering, supported by local heritage, markets, and seasonal events.

Finally, its location between Nouvelle-Aquitaine and Occitanie reinforces the area's geographical appeal, at the crossroads of several economic and cultural hubs. This location allows for easy navigation between different influences – from the dynamism of Toulouse to the Bordeaux axis – while remaining rooted in a coherent and stable rural environment.
